How to Buy a Home in Arizona with Cash (What Title Doesn’t Tell You)
If you’re planning to buy a home in Arizona with cash — especially in Maricopa County, Scottsdale, Phoenix, Cave Creek, or Carefree — there is something happening in escrow that most buyers are not prepared for.
Title companies are asking far more questions than they used to.
More ID.
More paperwork.
More questions about where funds are coming from.
And many cash buyers are caught off guard because they assume paying cash makes the process simpler.
In today’s Arizona real estate environment, the opposite is often true.
As an Arizona Realtor with Wendy O Real Estate, I see this regularly with buyers who prefer cash purchases for privacy, speed, or investment reasons. What they don’t realize is that federal regulations now place more scrutiny on cash purchases than financed ones.
This is because of a U.S. Treasury department called FinCEN (Financial Crimes Enforcement Network). Their job is to prevent money laundering and hidden ownership through real estate.
For years, people could buy property in cash without much transparency. That loophole is closing, and Arizona — particularly Maricopa County — is directly affected.
Here’s the key difference most people don’t know:
If you get a mortgage, the bank already verifies your identity and source of funds.
If you pay cash, title is now required to verify and report certain information to the federal government.
This applies even if you are buying in your personal name. No LLC. No trust. Just you and your money.
That’s why title may now ask for:
• Additional identification
• Documentation showing where funds originated
• Extra forms during escrow
• More ownership disclosure than in years past
This is not a title company being difficult. This is federal compliance.
If you are buying a home in Scottsdale, Phoenix, or anywhere in Maricopa County with cash, knowing this ahead of time makes the process smooth instead of surprising.
The good news is this does not prevent you from buying with cash. It simply means the transaction requires more transparency than it did years ago.
Understanding this before you enter escrow allows you to have documentation ready and avoid delays.
Cash is still powerful in Arizona real estate. It just comes with a few more questions now.
