Step-by-Step: The Arizona Home Buying Process from Contract to Close

If you’re buying a home in Arizona — especially in Scottsdale, Phoenix, Cave Creek, Carefree, or anywhere in Maricopa County — understanding what happens between contract and closing can make the difference between a smooth transaction and a stressful one.

Most buyers think the hard part is finding the house.

In reality, the most important part happens after your offer is accepted.

As an Arizona Realtor with Wendy O Real Estate, I’ve seen that many buyers don’t fully understand the Arizona escrow process until they are already in it. Knowing the steps ahead of time gives you confidence, prevents delays, and helps you make smart decisions throughout the transaction.

Here is what the Arizona home buying process actually looks like from contract to close.

Once your offer is accepted, the file is opened with a title company and escrow officially begins. This is where the legal and financial coordination happens between buyer, seller, lender, and title.

Within the first few days, you will submit your earnest money deposit and begin your inspection period. During this time, you will conduct your home inspection and review important documents such as the Seller’s Property Disclosure Statement, HOA information if applicable, and the title report.

This is your opportunity to fully understand the property beyond the showing.

Next comes the appraisal if you are financing. The lender orders an appraisal to confirm the home’s value. At the same time, your loan moves through underwriting where the lender verifies income, assets, and documentation.

If you are paying cash, this stage moves faster but title will still verify identification and source of funds due to federal requirements affecting Arizona real estate transactions.

After inspections are completed, you may submit a Buyer’s Inspection Notice and Seller’s Response (BINSR) requesting repairs or credits. This is a normal part of Arizona transactions and is negotiated between buyer and seller before moving forward.

As we move closer to closing, title prepares final documents, the lender issues final loan approval, and you will receive your settlement statement showing exactly what funds are required to close.

A few days before closing, you will complete your final walkthrough of the home to ensure it is in the same condition as when you went under contract and that any agreed repairs are complete.

Then comes signing day. You will sign your loan documents and escrow paperwork, wire your funds if needed, and title will record the deed with Maricopa County.

Once the deed records, you officially own the home.

The Arizona escrow process is very structured, but when you understand each step ahead of time, it feels organized rather than overwhelming.
