The Biggest Pricing Mistake Arizona Sellers Make
If you’re preparing to sell your home in Arizona — especially in Scottsdale, Phoenix, Cave Creek, Carefree, or anywhere in Maricopa County — there is one pricing mistake that causes more homes to sit on the market than anything else.
And it’s incredibly common.
Sellers price their home based on what they believe it is worth instead of how buyers actually shop for homes.
As an Arizona Realtor with Wendy O Real Estate, I see this every week. Beautiful homes. Great locations. Strong markets. And still, the home doesn’t sell.
The reason is almost always pricing strategy.
Here’s how buyers really search.
They don’t search for your home. They search by price range.
A buyer looking up to $900,000 will never see your home priced at $925,000.
A buyer searching up to $1,000,000 will never see your home at $1,025,000.
That small gap feels insignificant to a seller but completely removes the home from entire buyer pools online.
This is the first major pricing mistake.
The second mistake is “leaving room to negotiate.” Many sellers believe they should price high and expect buyers to offer lower. Today’s buyers don’t negotiate that way. They skip overpriced homes and wait for reductions.
By the time a reduction happens, the home has gone stale in the market.
The third mistake is pricing based on upgrades and improvements. Sellers often add up what they spent on backyards, kitchens, flooring, and remodeling and add that to the list price. The market does not work like that. Buyers compare homes to other homes, not to your receipts.
The fourth mistake is ignoring new build competition. In many parts of Scottsdale, Phoenix, and Maricopa County, builders are offering incentives, rate buy-downs, and brand-new finishes. If a resale home is priced too close to new construction, buyers choose new.
The fifth mistake is not adjusting quickly based on early feedback. The first two weeks on market tell you everything. If showings are happening but no offers are coming in, the price is wrong. Waiting 30–45 days to adjust only makes the problem worse.
In Arizona real estate, pricing is not about testing the market. It’s about entering the market correctly from day one.
Homes that are priced correctly create urgency, competition, and stronger offers.
Homes that are priced too high create silence.
